Opening Hours

Monday - Wednesday: 08:00 - 12:00, 13:00 - 14:00

Thursday: 08:00 - 12:00, 16:00 - 18:00

On the day before a public holiday, the office closes at 12:00.

Applying for Housing

Register as a housing applicant by clicking on the link “Expression of Interest” and filling out the form.

Please note that your personal ID number and coordination number must be correctly entered (YYYYMMDD-XXXX) for your registration to be processed.

Housing applications are placed in a queue based on the application date.

Your application must be renewed every 6 months. If it is not renewed, your information will be deleted.

When you accept an apartment offer from us, we conduct the following checks to establish a rental agreement:

  • Credit check.
  • Review of your previous housing history, including disturbances and financial management.
  • Income verification.
  • Employer and employment type.

Reasons for being denied as a tenant:
  • Records of payment defaults.
  • Verified income is too low in relation to the rent amount.
  • Disturbances have occurred in previous housing.
  • Rent or other debts have been paid late or not paid at all in previous housing.
  • The size of the apartment does not match the actual need.
  • The apartment has been damaged in ways that go beyond normal wear and tear in previous housing.

The number of residents in our apartments must be reasonable in relation to the size of the apartment and prevent unsuitable living conditions.
Therefore, we have the following guidelines for the maximum number of people allowed to live in a single apartment:

  • 1 room and kitchen: maximum two people
  • 2 rooms and kitchen: maximum four people
  • 3 rooms and kitchen: maximum six people
  • 4 rooms and kitchen: maximum eight people

Exceptions can be made for parents with multiple children if the apartment is larger than usual.
These exceptions are assessed on a case-by-case basis.

We do not allow any form of subletting.

Waste Management in the Recycling House

Only household waste may be placed in the bins. Other waste must be taken to a recycling center. Furniture and other large items should be taken to the municipality’s recycling facility.

It is prohibited to dump bulky waste in the area. This type of littering will be reported to the police.

Housing Type

A passive house is an eco-friendly, climate-smart building designed using a set of construction techniques to create an energy-efficient home.

In 2012, at Trollbacken in Gnosjö, Fastighets AB Järnbäraren built its first passive house.

A passive house is designed to minimize heat loss so effectively that radiators or underfloor heating are unnecessary. A passive house primarily relies on heat from the people and electronic devices within the building.

By using an FTX heat exchanger, the heat from the exhaust air is utilized to warm the incoming air. The house is built to be airtight and well-insulated, reducing heat leakage. The only additional heating is a small electric heating element, which provides extra warmth during cold winter days to prevent drafts.

When living in a passive house with us, hot water is included, but the electricity for the FTX heat exchanger and household use is not included.

For lockouts outside regular working hours, call the property company’s emergency number at 036-137 116. Unlocking will be done upon presentation of valid ID. The cost for unlocking is 875 SEK and will be charged on your next rent invoice.

GDPR

(General Data Protection Regulation)

As of May 25, 2018, Fastighets AB Järnbäraren manages your personal data in compliance with the new GDPR legislation.
GDPR replaces the previous Swedish Personal Data Act (PUL), and the requirements for handling personal data have become stricter.
Personal data includes all information that can be linked to or traced back to a living individual.
Fastighets AB Järnbäraren (556392-8737) is the data controller responsible for the processing of your personal data.

It is important to us that you feel secure in how we handle your personal data, whether you are our tenant, applying for housing, a business partner, or applying for a job with us.

Fastighets AB Järnbäraren processes only the personal data necessary to fulfill agreements related to housing rentals, property management, and hiring new staff.

Fastighets AB Järnbäraren retains and manages data in accordance with applicable laws and established policies.

Unauthorized Subletting

The tenancy law is found in Chapter 12 of the Land Code and regulates the relationship between landlords and tenants. The general rule is that a tenant is not allowed to transfer, exchange, or sublet the apartment without the landlord’s consent.

As of October 1, 2019, legislation regarding the illegal trade of rental contracts has been tightened.


What Applies?

Subletting

Subletting occurs when the tenant who has signed a rental agreement with us allows someone else to use the apartment independently, meaning the tenant is living elsewhere. The person who signs the rental agreement with Fastighets AB Järnbäraren is the one who must live in the apartment.

We do not permit subletting without specific reasons. A written application must always be submitted to us for approval. Naturally, you may have guests who stay overnight. However, this must be done with respect for your neighbors and your responsibility for the apartment. A guest must have their primary residence elsewhere. Having guests does not constitute subletting.


Lodgers

You are allowed to rent out part of your apartment to someone else, such as a room. As long as you continue to live in the apartment, Fastighets AB Järnbäraren does not need to be informed or approve your arrangement with a lodger.

If the lodger pays rent, it should be reasonable based on the apartment’s base rent and any additional included amenities. We recommend creating a written agreement between the parties.

Keep in mind that you are responsible for the apartment and ensuring the rent is paid. If your lodger disturbs the neighbors, you risk having your tenancy terminated. You cannot have so many lodgers that the apartment becomes overcrowded (a maximum of two people per room). Having lodgers does not constitute subletting.


Address Lending

It is not permitted to allow others to register their residence at your address while you live elsewhere. Allowing someone to register their address at your apartment in exchange for payment and profiting from your rental agreement is illegal.

Fastighets AB Järnbäraren operates a rental system that offers vacant apartments to individuals on our housing queue. Renting out an apartment illegally bypasses this queue. Given the current housing shortage, subletting can often be seen as a way to make money, which is punishable by law if done for profit.


We, as the landlord, have increased control over ongoing subletting activities to prevent this type of unauthorized practice. Our goal is to contribute to a better-functioning rental housing market and to create secure housing conditions for our current tenants and those seeking housing with us.
